Sutherland Shire Granny Flat

This is the beauty of our granny flat design we call the the rock. Six builders walked away from this project due to its complexity and the nature of the soil. Modular one/Granny Flat Engineers took the initiative and designed a split level granny flat in order to save the client exorbitant excavation costs as the soil was sand stone. The steel piers were chemically set into the piers, The cladding is James Hardie fully Australian made fibre cement PRIMELINE boards painted with acrylic waterproof paint. The eaves are non standard 1200 millimetre cantilevering and overhanging the treated pine timber decking that constitutes a beautiful entertainment outdoor area. A lengthy 23 timber staircase rises over two levels and leads to the granny flat. The structure was built in a bushfire prone area with a Bush Attack Level of 19. A bushfire consultant was hired to ensure all materials used were compliant with the Building Code of Australia BCA. The kitchen splashback is fitted with Zenolite red sheets for easy maintenance and cleaning.
